Is a villa in Kasauli a good second home?
For buyers in Chandigarh, Panchkula and Mohali it is the closest established hill address (about 58 km by road from Chandigarh). Rental demand is seasonal and tourism-led, so judge it as a home you will use, not as a guaranteed yield. Resale is thin, so plan to hold.
Villa vs land in Kasauli: which is easier for an outsider?
A villa in a RERA-registered project is usually simpler: the developer handles approvals and you buy a defined unit. Land outside municipal limits needs Section 118 permission (Rule 38-A caps a house plot at 500 sq m) and you must build within 2 years, extendable by 1. See our Section 118 guide.

Stamp duty in Himachal is set state-wide. Under the law in force (checked 19 Oct 2026), women pay 4% up to ₹80 lakh, men and other buyers pay 6% up to ₹50 lakh, and everyone pays 8% above those values. A purchase made with Section 118(2)(h) permission pays 12%, man or woman. The 2% registration fee comes on top. Both are charged on the circle-rate value or the price, whichever is higher. Example: a ₹4 Cr villa bought on the permission route means about ₹48 lakh in stamp duty plus ₹8 lakh in registration fee.
