FAQs (aksar pooche jaane wale sawal)

Where is the best place to buy property in Himachal?
It depends on what you want. Closest to Chandigarh: Kasauli (about 58 km) and Barog (about 60 km). Best value for apartments: the Solan, Barog and Kumarhatti belt. A full city with an airport: Shimla. Space and forest: Chail. See our second-home town comparison.
Can a non-Himachali buy property in Himachal Pradesh?
Yes, with limits. Section 118 of the HP Tenancy and Land Reforms Act stops transfer of land to non-agriculturists without State Government permission. A built-up house or flat inside a municipal area is not 'land' for this purpose. NRIs and OCIs cannot buy agricultural land, plantations or farm houses at all. See our Section 118 guide.
Himachal me property kaise kharide? (How do I buy property in Himachal?)
1) Pick a RERA-registered project and check the number on hprera.nic.in. 2) Confirm whether the property is inside municipal limits; if not, get Section 118 permission (Form LR-XIV, through the Collector). 3) Work out stamp duty (4–8%, or 12% with permission) and the 2% registration fee. 4) Register on NGDRS Himachal, pay through HimKosh and book a slot at the Sub-Registrar. Details in our stamp duty and registration guide.
What is the property price in Himachal (Kasauli, Solan and Shimla hills)? (Himachal (Kasauli, Solan and Shimla hills) me property ka rate kya hai?)
Among the projects we list, published property asking prices start at ₹66.98 lakh (Mashobra Hills) and go up to about ₹11.52 Cr (Bohemian Chateaus (HoABL)). These are developer or portal asking prices checked 18 Oct 2026, not registered sale prices. Add stamp duty and the 2% registration fee; see our stamp duty and registration guide.
How do I check a project's RERA registration?
Search the project or promoter name on the Himachal Pradesh RERA portal, hprera.nic.in. A registered project shows a number like HPRERA…/P. Do not book a unit in a project that should be registered but is not.
Can you arrange a site visit?
Yes. Fill the enquiry form on this page and we will call you to fix a date and confirm a slot. Weekend visits from Chandigarh and Delhi NCR are the most common.
