What to know before you buy
- Kasauli town is about 58 km from Chandigarh; Dharampur, on the Kalka–Shimla highway, is about 15 km below it and has a station on the Kalka–Shimla railway.[kasauli][dharampur]
- Section 118 for flats: a built-up flat inside a municipal area (Nagar Panchayat, Municipal Council or Corporation, Cantonment Board) does not need permission. Outside those limits, ask the developer in writing which exemption or permission covers your purchase.[s118]
- Check: carpet vs super area, parking, lift backup, and the maintenance charge per month. Ask whether the unit can be let out for short stays under the society rules.

Stamp duty in Himachal is set state-wide. Under the law in force (checked 19 Oct 2026), women pay 4% up to ₹80 lakh, men and other buyers pay 6% up to ₹50 lakh, and everyone pays 8% above those values. A purchase made with Section 118(2)(h) permission pays 12%, man or woman. The 2% registration fee comes on top. Both are charged on the circle-rate value or the price, whichever is higher. Example: a ₹4 Cr villa bought on the permission route means about ₹48 lakh in stamp duty plus ₹8 lakh in registration fee.
