Property in Dharampur (Kasauli side): villas, homes and what to check

Dharampur sits on the Kalka–Shimla highway (NH-5) in Solan district. It is the turn-off for Kasauli, and many projects advertised as 'Kasauli' are on this side of the hill. That is useful to know when you compare prices and drive times.

What to know before buying in Dharampur

FAQs (aksar pooche jaane wale sawal)

Can a non-Himachali buy a villa here?
Usually yes, but the route depends on where the property sits. A built-up house or flat inside a municipal area (Nagar Panchayat, Municipal Council/Corporation or Cantonment Board) does not need Section 118 permission. Outside those limits, even a ready villa sits on 'land', so a non-agriculturist buyer generally needs State Government permission under Section 118(2)(h). We confirm the route for each project before you pay anything. Full details in our Section 118 guide.
How do I check a project's RERA registration?
Search the project or promoter name on the Himachal Pradesh RERA portal, hprera.nic.in. A registered project shows a number like HPRERA…/P. Do not book a unit in a project that should be registered but is not.
Is Dharampur the same as Kasauli?
No. Dharampur is a separate town on NH-5 and the turn-off for Kasauli. Many projects call themselves 'Kasauli'. Check the actual revenue village and tehsil on the land records.
Registry kharcha kitna? What are stamp duty and registration charges here?
Stamp duty in Himachal is set state-wide. Under the law in force (checked 19 Oct 2026), women pay 4% up to ₹80 lakh, men and other buyers pay 6% up to ₹50 lakh, and everyone pays 8% above those values. A purchase made with Section 118(2)(h) permission pays 12%, man or woman. The 2% registration fee comes on top. Both are charged on the circle-rate value or the price, whichever is higher. Example: a ₹4 Cr villa bought on the permission route means about ₹48 lakh in stamp duty plus ₹8 lakh in registration fee. Rates, the pending 2026 Bill and a calculator are in our stamp duty and registration guide.
Can you arrange a site visit?
Yes. Fill the enquiry form on this page and we will call you to fix a date and confirm a slot. Weekend visits from Chandigarh and Delhi NCR are the most common.
